Currently on Upper East Side there are about fifteen 4+ BR/4+BATH condominium apartments with area of approx 3000sf+ for sale priced under $8M.
BUILDING AGE
4 of those large 4BR+ 3000sf+ apartments are in pre-war buildings, 3 are in building from 50s-60s, 1 in building from 1980s, 1 in the building from the late 90s, and six are in buildings built after 2000 (four of them are in newer condos built after 2005).
LOCATION
4 apartments under $8M are located between Fifth Avenue and Lexington Avenue (3 units are between Fifth Avenue and Park Avenue, including those with Park Avenue address). 2 apartments are in pre-war building with Park Avenue address. Only 1 large apartment is located between Fifth Avenue and Madison Avenue. 8 large apartments under $8M are in the East 60s and East 70s; 2 are in the East 80s and the rest in the East 90s.
CEILING HEIGHT varies. About 9 feet is a perfectly good contemporary ceiling height in many modern buildings. At this time there are 6 large units with 9 foot ceilings, mostly in buildings built after 2000. If you like more lofty feel, there is a good number of choices on Upper East Side as well. Currently there are 6 large apartments available with ceiling height of 10 feet or more. 3 of those units are located between Fifth Avenue and Third Avenue.
5 BEDROOMS
Do you need 5 bedrooms? Eight of all apartments with 3000sf+ for under $8M are described as 5-bedrooms, however, there could be more 5-bedrooms to choose from because some large 4-bedrooms can be easily converted to 5 bedrooms without sacrificing living room space.
LIVING ROOM
The first thing we pay attention to is the size of living room. They say that comfortably sized Manhattan living room should be at least 25 feet long and about 14ft wide, about 350 square feet. Of course, the bigger the better. A very nice size is about 20' x 20' (400 sf) but buyers of luxury apartment like living rooms to be larger than 450sf. Currently there are about 10 large apartments for sale with living room over 30ft long! Some units have a dining room adjacent to the living rooms where wall can be opened up to create a huge living/dining space.
FULL FLOOR & MODERN
If you value privacy, and don't want to deal with next door neighbors, but still want security and services of a doorman building, a full floor apartment is the way to go. Currently there are just two such apartment available on Upper East Side, one in East 70s at 303 East 77 Street and one in East 90s.
KITCHEN
Most large apartments 3000sf++ have separate eat in windowed kitchens.
EXTRA LARGE MASTER BEDROOM
If apartments cost millions of dollars, you would expect that the master bedroom is exceptionally large. Not always. Out of 15 available large units under $8M, only 9 have master bedrooms that are at least 20ft long.
OUTDOOR SPACE
About 2 available large apartments have an outdoor space, such as a terrace or a balcony.
MODERN BUILDING + FULL FLOOR + GREAT LOCATION + FLEX 5 BRS
If you want all this, if you prefer a more modern building (built after 2005) and you would like to be in East 60s - 70s, the best choice and only choice under $8M is this large 5-bedrooms, 4.5 baths, 3312 square feet located at 303 East 77 Street. The apartment occupies whole 15th floor of this modern boutique condominium building in perfect Upper East Side location. This unit has great views and light. Two of the bedrooms are over 22 foot long each!
STARTING PRICES
So if you would like a 4 bedrooms with 4.5 baths in the building built in 2005, with 33 foot living room and high ceilings, there is one in the 90s for asking just under $6M. Then there is a 5BR/5BATH duplex with w/d in a building with health club and pool in East 60s for asking $4.15M. The building is from 1965, so lobby has just been totally renovated and the location is very good. Most of those apartments have eat-in kitchens and washer/dryer. Generally, as prices increase, apartments' condition and size gets better and buildings get younger, although there are exceptions. Most buildings have gyms. Only 2 large units under $8M are in buildings with health club and pool. However, please note that if you would like a large unit between Fifth-Madison AND with health club and pool, the least expensive is priced at $12.6M and it has ceilings height of about 8'3"!

The starting price for a 4BR/4.5BATH with 2735sf in a brand new development in the East 90s is $6.077M. This is a brand new, never lived in apartment with living room over 34ft long. Amenities include children's playroom, gym, and pool. A slightly bigger 2862sf 4-Bedroom/4.5 bath is available for $6.355M in another new luxury condo development in the East 80s. This is a high floor apartment with eat-in kitchen, floor-to-ceiling windows, views, and it can be converted to 5BRS. If you would like something bigger, there is a brand new apartment with 3564sf for approx. $8.5M and another one with 3341sf and 13ft ceilings for approx $9.5M.
SQUARE FOOTAGE - USABLE SPACE
Finally, a note about square footage. In condominiums, we are often given a number for square footage area of the apartment. How is it calculated? In case of a townhouse, it is simple: width is multiplied by depth. Often, they would use measurements of outside walls for this calculation. Not all of this square footage would be a usable space. As brokers we are often asked how a square footage number of a particular Manhattan apartment was calculated. It is not always easy to answer. Many times, when you add up areas of all rooms, hallways, closets, still you cannot always arrive at the number given in the offering plan. Sometimes an apartment that is described as 3500sf has smaller rooms than another unit that is supposedly smaller overall at 3300sf. That is why it is highly recommended that buyer is guided by sizes of rooms and layout, by "usable space", rather than by a number given for square footage.
